TERMS AND CONDITIONS AND FAQ’S FOR HOLIDAY
ACCOMMODATION RENTALS
When an enquiry is received, Cape Secret Selection will email you a
list of reference numbers which can be viewed on
www.capesecretselection.com Prices are quoted per night.
Once we have received strong interest for a particular reference
number / property, we contact the owner to confirm the exact price
and availability. If you are happy with this quote, and would like to
book, we will email you all the booking information and banking
details.
Please note:
Final Price and availability can only be confirmed upon final
negotiations with the owners.
We will require a refundable breakages deposit along with the daily
rental with any accommodation booking. This is to cover costs in the
event of any breakages / damages / phone bills, etc. The
breakages deposit amount will vary according to the rental price of
the property you wish to book. We can take this deposit in one of
two ways:
1) You can pay over Cape Secret Selection the refundable
breakages deposit, along with the daily rental, which will sit in a
Trust Account. This will be held until your departure, and until the
owner has checked the property for any damages / breakages and
until any phone readings have been done. Unfortunately, the only
way for us to return these funds is by a Forex Bank transfer, which
can sometimes take up to two weeks to reach your account.
2) The most efficient way for us to take the refundable
breakages deposit would be to take an indemnity against a credit
card for the amount. This means that you sign a document
authorizing Cape Secret Selection to debit your credit card for any
amount up to the stated refundable deposit amount, in the event of
any breakages / damages or phone bills. Quotations and Invoices
will be provided. If there are no damages or breakages, the
document will be destroyed. This is by far the easier option.
In order to secure the booking, a 50% non-refundable
deposit will be required by the client.
For eg:
Daily rental: R2000 per day
Booking for 14 nights
Breakages Deposit: R2500
Total: R30500
In order to secure reservation: R15250
Once proof of payment has been received by Cape Secret
Selection, the next step is to send the owner / representative a
rental agreement, which he/she will sign in order to confirm the
booking, pending receipt of a 50% non – refundable deposit.
* Only once the owner has received the 50% non-refundable
deposit is the booking confirmed. The owner/s are under no legal
obligation to book the property until they've received the deposit
(most owners would allow a couple of days for the funds to clear),
however, we constantly keep the owner/s updated, hopefully
eliminating any chances of a double booking taking place.
Why non-refundable?
• Most of these properties are utilised exclusively for rental
purposes and the financial risk involved for the owners to refund
deposits in case of cancellation is too high, as they might not get
another booking.
• As soon as a booking is confirmed (deposit is paid) the
owners do not accept any other bookings, blocking the dates and
"turning any other enquiries away".
NB: This is standard practice throughout Cape Town, referring to
short term holiday lets.
How do I pay the 50% non-refundable deposit?
The following methods are used to pay the deposit into our Trust
Account, opened in accordance to the Estate Agency Affairs Board
of South Africa.
1) Electronic Bank Transfer
2) Local Cheque Deposit
Banking details will be sent with the booking information.
Once your 50% non- refundable deposit has been received, and it
has been paid to the owner/representative of the property, and
Cape Secret Selection has received the signed agreement from the
owner / representative, your accommodation rental is 100%
confirmed.
You will receive confirmation from Cape Secret Selection via email.
Kindly note:
• You will be expected to sign a rental agreement upon arrival
at your chosen property.
• Kindly note that an agreement is signed between Cape Secret
Selection and tenant and Cape Secret Selection and Owner /
representative and NOT directly owner and tenant.
• Arrival information, addresses and phone numbers,
directions, balance of payment and handing over of keys will be
sent to you in writing approximately a month prior to your arrival
date.
VERY IMPORTANT:
Each accommodation rental is different, and each property has
different facilities/services available, inclusive or exclusive in the
rental price. Please be sure to confirm with Cape Secret Selection if
there are particular services/facilities you are expecting or would
like to have arranged i.e Domestic Service, Baby accessories,
Groceries, etc
